Energy Audit

Decree No. 176/2008. (VI.30.) created on the basis of Directive 2002/91/EC of the European Parliament defines the conditions for the attestation of energy characteristics of buildings. This Decree applies only to buildings built after January the 1st 2009.
Without an energy audit, in accordance with the Directive of the European Parliament, however, one cannot compete further on with success for the subsidization of investments that reduce effectively the energy consumption in case of buildings built formerly, either.

While conducting the energy audit, our firm is checking all the energy-consuming appliances in the building from the structure of the building to individually built-in appliances.

In cases of energy consumption, we make proposals how to operate the appliances more cost effectively respectively we formulate proposals for building-in appliances that use alternative energy and transform electric energy. Furthermore, we also formulate proposals for increasing the efficiency of electric energy, installation of appliances of our own and other making, and exchanging outdated energy-consuming appliances. We effectuate our audit with a cost calculation. In case of electric energy consumption, we can present it with a 10 ? 50 % primer energy reduction.

The major part of gas consumption consists of heat energy applied for heating. We check the structure of the building (brickwork, roofing, doors and windows) while conducting the audit. If it is necessary, we make proposals for the alteration of the structure, changing the doors and windows, and more effective gas and other alternative solutions of heating.

The consumption of warm water for use is an expenditure that is present throughout the whole year. We can decrease this type of cost with our proposals independent from the used appliances and the practice of consumption.

The Decree prescribes the following tasks:

3. § (1) In case of the 1. § paragraph (3) point a), the energetic certificate (hereinafter called: certificate) has to be issued at the construction of the new building according to the legally binding and enforceable construction permit that was issued in the procedure after the TNM (Ministry without Portfolio)
Decree No. 7/2006. (V. 24.) about the stipulation of the energy characteristics of (hereinafter called: Decree)has come into force.

(2) in cases defined in paragraph (1), the builder has to arrange the issuing of the certificate at latest until the occupancy is authorized (registration).

(3) If the ownership of the property is transferred or the property is let out in return for consideration some counter value, the owner has to get the certificate issued and he has to hand it over to the buyer or present it to the tenant before entering into a contract or at latest until the entering into a contract.

(4) It is not necessary to issue a certificate

a) if the property conveyance happened before the certificate of occupancy (registration);

b) if an owner who has joint property ownership in the same property obtains another portion of property in return for consideration money/some counter value;

c) if the building (individual property unit, flat) is let for a year or a shorter period of time.

8. § (1) The certificate is valid for 10 years.

(2) if during the validity of the certificate the requirement value which is stated in the law in connection with the building changes, the energetic classification of the building has to be carried out again.

Energy audit
In this growing situation on the real estate market, one has to attach great importance onto the energy consumption when buying, hiring, and operating buildings. The yearly operational costs have to be taken into consideration when pre-planning for many years.
During the operation of a building, the highest cost arises from the charges people have to pay for the consumption of energy resources.
The operational costs can be lowered by 30 ? 70 % by proper provision.
The aim of the energy audit is
To estimate the energy consumption of buildings as precisely as it is possible and to determine it in a natural units of measure (kWh/m2*year), resp. to formulate proposals for energy saving in light of the internal requirements.

Property protection (security) AUDIT

Property protection audit is a service the application, which enables a given market participant to get an exact picture of his security situation and circumstances, independent from the fact, whether he has any kind of property protection system or not. Security audit is a fact-finding and analysing examination which is carried out with the co-operation of versatile qualified experts.

The losses

An 18 billion EUR loss is generated yearly from the ?disappearance? of products throughout Europe.
If we can decrease the margin ratio that is devoted to financing the losses by 50%, the profit content of the margin will go up by 29%.

The tasks of the property protection (security) audit service

The main task of the service is to screen property protection, estimate the security situation, analyse the level of the particular defensive system and the environment, evaluate the protection measures and their realization, define them according to the protection effectiveness model, estimate the protection level, the occurrence of problems and elaborate protection proposals.

The security audit is suitable for the preparation and establishment of the permanent adjustment to changes. It enables that the employed security services – object protection, private security service, security technology, and combined services ? conform to the improvement and development of a company or to the changes in its environment or it guarantees higher security to its management or properties.

Curve “A” and “B” show the security situation of the company showing how effective and usable and at the same time how expensive the property protection service is that they use and with the change of the service what effects can be reached.

The aim of the property protection (security) audit

The aim of the audit is to ensure reliable information to the management on the basis of the property protection (security) audit, and to examine if the used defensive measures were effectively established, if the social interests can come across, and if the protection facilitates the minimizing of losses and damages.
The service can be used as a strategic means, because there is a detailed report on the audits ? on the basis of which management measures can be realised.

The effectuation of a property protection (security) audit

The effectuation of the audit is carried out in light of the national and international regulations in the course of which the auditing experts supported by their professional knowledge and experience display their activity with the observance to the strict rules of secrecy in order to realise the objectives.

The audit contains concrete recommendations from supplying raw materials to the basket of the consumer.

These include the followings:

  • security systems (security measures, security technology, protection with the help of guards, colleagues, etc.),
  • taking responsibility (forwarding agent, security service, employees, etc.)
